Acceptance of Terms

Access & Eligibility

You must be at least 18 years old and legally capable of entering binding agreements. You are responsible for maintaining the confidentiality of your account credentials and all activity under your account.

Data Processing

We collect personal identification information solely for reservation/sales processing, legal compliance, and transaction security. Your data is handled confidentially, stored securely, and processed in accordance with applicable data protection laws.

Subsidies, Promotional Programs, and VAT Treatment

Any subsidies, promotional pricing, or special purchase programs offered by GXG are provided solely at GXG’s discretion and may be modified, suspended, restricted, or withdrawn at any time without prior notice.

For the purposes of pricing and transactions, a subsidy constitutes a developer-funded contribution or support mechanism and does not represent a reduction of the contractual purchase price of a property. Accordingly, the contractual price remains the full agreed purchase price as stated in the Sale and Purchase Agreement. Any applicable Value Added Tax (VAT), transfer fees, duties, or statutory charges shall be calculated based on the full contractual price, irrespective of any subsidy, promotional adjustment, or program benefit.

Subsidies do not constitute a guarantee of availability, eligibility, allocation, or entitlement. Participation is subject to GXG’s approval, program-specific terms, compliance verification, and applicable legal and regulatory requirements.

GXG reserves the right, at its sole discretion, to:

  • determine eligibility criteria and allocation priorities;

  • limit quantities, timeframes, participating properties, or participants;

  • correct pricing, technical, or program errors;

  • delay, suspend, cancel, or refuse any transaction or participation that does not meet internal policies, contractual requirements, or regulatory obligations.

Unless expressly stated otherwise in writing, all subsidy programs operate on a first-approved, first-allocated basis. GXG shall not be liable for any loss of opportunity, expectation, or potential benefit arising from program modification, withdrawal, ineligibility, or allocation decisions.

Nothing in any subsidy or promotional program shall be interpreted as a binding offer to sell, a price guarantee, or a commitment to allocate any specific property.

Access – Legal Notice

The Access subsidy provides marketplace availability to approved members.

Price adjustments, including reductions, occur at GXG’s sole discretion and without obligation to provide advance notice.

Properties are allocated on a first-approved, first-allocated basis unless otherwise stated.

GXG does not guarantee:

  • future price reductions;

  • minimum subsidy levels;

  • continued availability of any property;

  • reservation rights without completed compliance procedures.

All purchases remain subject to formal contract execution and statutory obligations.

First Home – Legal Notice

The First Home subsidy is intended for individuals or families who:

  • do not own registered residential real estate;

  • demonstrate verifiable annual household income below the prevailing European Union average income threshold, as determined by GXG using publicly available statistical benchmarks;

  • satisfy documentation and compliance requirements.

Eligibility does not guarantee selection or allocation.

Residences under this program become available for purchase once the subsidy reaches 50%. Subsequent price adjustments may occur at the sole discretion of GXG.

GXG may request income verification, tax documentation, property registry confirmations, and any additional supporting information. False declarations result in immediate disqualification and potential cancellation of reservation rights.

Annual allocation limits apply. Final approval remains exclusively at GXG’s discretion.

Creator – Legal Notice

The Creators subsidy is a performance-based promotional initiative.

The designated residence follows a progressive subsidy structure. When the subsidy reaches 99%, the highest-ranked eligible participant on the verified leaderboard will be granted the right to purchase the property.

Key conditions:

  • Only verified, active, and compliant subscriptions qualify;

  • Self-referrals, fraudulent activity, artificial inflation, or coordinated manipulation result in immediate disqualification;

  • GXG retains full authority over verification methodology;

  • Each participant may win only once;

  • In case of dispute, GXG’s determination is final and binding.

GXG may suspend or reset rankings if irregular activity is detected.

The program does not constitute a lottery, financial instrument, or guaranteed acquisition mechanism.

Right to Refuse Service

GXG may refuse, limit, suspend, or terminate access to the Site, Marketplace, products, services, or any business purchase proposal at its sole discretion, at any time, with or without notice and without liability.

Membership & Fees

Membership provides non-exclusive access to the private Marketplace. All subscription and membership fees are non-refundable. Membership does not guarantee the availability of any property or transaction outcome.

Marketplace Monitoring

GXG monitors activity for compliance and security. If unusual, suspicious, fraudulent, or abusive behavior is detected, GXG may investigate and/or restrict or block access to the Marketplace without notice.

Acceptable Use

You agree not to misuse the Site, violate laws, misrepresent identity or eligibility, attempt unauthorized access, or interfere with Site operations.

Intellectual Property

All content, trademarks, logos, and materials are owned by GXG or its licensors and are protected by applicable laws. No reproduction or use is permitted without prior written consent.

Disclaimers

The Site and all content are provided “as is” and “as available,” without warranties of any kind, express or implied.

Limitation of Liability

To the fullest extent permitted by law, GXG shall not be liable for any indirect, incidental, consequential, or punitive damages arising from or related to your use of the Site or Marketplace.

Indemnification

You agree to indemnify and hold GXG harmless from any claims, losses, or expenses arising from your use of the Site or breach of these Terms.

Governing Law

These Terms are governed by the laws of Cyprus. Any disputes shall be subject to the exclusive jurisdiction of the courts of Cyprus.

Changes to Terms

GXG may update these Terms at any time. Continued use of the Site after updates constitutes acceptance of the revised Terms.
